Land plot maximum impermeable Area:170.000m2.

 An added value feature of this property is the feasibility to convert approximately 2 hectares, classified as part of the Roncão village expansion area, into urban land to be developed under normal urban legislation.

The Municipality of Santiago do Cacém currently has a STRATEGIC TOURISM PLAN that aims to "Build a competitive tourist destination in the region, creating conditions for the development of a qualified tourist offer, with tourism and leisure activities that value local resources and identity.

Despite that, current fire-risk legislation constrains the level of construction nationwide, with a direct impact on this property.

Our analyses of the fire-risk mapping lead us to conclude that only 40% of the 85 hectares are conditioned by medium & high fire-risk constraints, which together with the added value of the village extension area creates a development opportunity in this beautiful Alentejo estate.
