The project Vale da Rosa consists of a set of 84 plots of land integrated in 3 Urbanistic Operations (UO).

105,7 hectares of land already featured in the Urban Plan of Vale da Rosa (PPVR) approved by Setubal city hall.

Property Features

The owning Fund has changed the use of 75  plots out of 84 to residential (mainly) and services through the approval of a Preliminary Information Plan (PIP), creating a potential GCA above-ground of 167,108 sq.m ( 158,427 sq.m for multi-family housing and the remain for services).

For the remaining 8 properties, the owning fund submitted two PIPs and received approval for two urbanistic operations, whereas one is for commercial use and the other for a parceling of urban space (for residential and economic activities), with the 1st having a GCA of 40,950 sq.m and the 2nd 31,782 sq.m (31,062 sq.m for housing and 600 sq.m for commercial use).

The total GCA foreseen for residential use tops 189,489 sq.m

Additional note from the owning fund: Apart from the 3 urbanistic operations which will become effective with the revision of the Municipal Master Plan (PDM) in 2Q2021, the owning fund is also selling the rustic land attached with roughly 71,4ha.

The City of Knowledge Strategic Plan was drawn up following a protocol signed in February 2020 between the municipality and Pitroda Group LLC., by Sam Pitroda, an international investor and philanthropist who became interested in the potential of the region.

Location and Accesses

The property is located in Fontainhas Parish, one of the most traditional neighborhoods within Setúbal, just in front of Sado River.

The surrounding area combines the proximity of the city center with easy access to the main connections to get in and out of the city, both by car, bus, boat, or train.

The city of Setúbal is located on the northern bank of the Sado River estuary, approximately 48 kilometers (30 miles) south of Portugal’s capital, Lisbon.

The city is also connected with the nearby coast of the Arrábida hills natural park - which offers unspoiled nature and beautiful beaches to the Atlantic Ocean. 

Across the river on the south bank lies the peninsula of Tróia, a place with vast white/golden sand beaches where several luxury hotels and resorts were recently built. The Tróia peninsula can be sighted from the city, across the river. Albarquel, Figueirinha, Galápos, Galapinhos, Creiro and Portinho da Arrábida are some of the city’s many beaches, located in the north bank of the estuary, at the very beginning of the Arrábida hills
